The wire went out one day in April. $41,149 in seller proceeds, sent by a title & escrow firm that had every reason to believe the sale was real.
Then the property owner called. He had not authorized the sale of his property.
“We went into panic mode,” says a team member at the firm, which asked not to be named.

How did the fraud and recovery play out?
The fraudster used an increasingly common technique. Is it harder to recover stolen wire fraud funds now?
When money is stolen through wire fraud, full fund recovery is always the goal. Unfortunately, that is becoming rarer industry-wide in title & escrow.
Qualia’s Wire Fraud Trends In Title & Escrow, 2026: An Ever-Evolving Threat, an in-depth report built on a survey of more than 800 title & escrow professionals, revealed only 14% of industry businesses victimized by wire fraud recovered every dollar they lost in 2025, down 23% from the year prior. Five forces that contributed to that decline are:
- Cryptocurrency: Once stolen funds move on-chain, they’re very difficult to claw back.
- Account takeovers: Fraudsters split funds across dozens of accounts at multiple banks. That can overwhelm the freeze process banks rely on.
- Real-time payment rails: Instant transfers let fraudsters move and disperse funds fast, quickly closing the recall window.
- Cross-border transfers: Once funds leave the country, tracking and freezing them gets harder.
- Money mule networks: Rings of people who receive and immediately re-send stolen funds break up the paper trail investigators try to follow.
When fraud is suspected, it’s essential for title & escrow firms to call the bank and law enforcement immediately. “The quicker the reporting, the better chance you have of recovery,” says Qualia Director of Managed Services Erin Tracey Jenner, a member of the Qualia Fraud Recovery Service team. “Every extra hour gives a fraudster more time to move money.”

How common is wire fraud in title & escrow?
Wire fraud attempts on title & escrow businesses are pervasive, and they show no signs of slowing down. Qualia’s 2026 Wire Fraud Trends Report found that about eight in 10 title & escrow firms experienced a fraud attempt in the past year, and nearly two-thirds said attempts against their business increased or held steady compared to the prior year. More than four in 10 industry professionals now say wire fraud worry keeps them up at night, a 64% jump from the year before.
“The fraud is always in front of us,” says a respondent to Qualia’s 2026 wire fraud survey.
A growing number of industry firms are turning to technology to combat wire fraud.
Qualia’s 2026 Wire Fraud Trends Report showed a 36% year-over-year increase in the percentage of respondents indicating they use an industry-specific wire fraud mitigation tool. Qualia Shield, which is built directly into Qualia’s title production software and runs verifications automatically, was among the tools that rose in use. The increase in use of industry-specific wire fraud mitigation tools may have contributed, in part, to the finding that 89% of title & escrow professionals reported that their firms stopped every fraud attempt in 2025, up from 80% in 2024.
Still, not every firm has adopted these tools, not all tools perform equally well, and some firms are far more prepared for fraud than others. Criminals get through.
