Qualia Labs, Inc. and its affiliates (“Qualia” or “we” or “us” or “our”) develop and support a platform of technology tools and services that helps key actors in U.S. real estate, such as title and escrow agents, mortgage lenders, real estate agents, and title insurance underwriters, conduct their operations more efficiently and more transparently.
In general, cookies or browser cookies are bits of data that are placed on your browser or device, which can be read by Qualia and others to do a variety of things. Browser cookies and related technologies, such as pixel tags, web beacons, local shared objects (“Cookies”), can be used for similar purposes. Cookies can help Qualia and others to: tailor sites or services to your needs or preferences, track the pages you visit, manage content, and compile statistics about usage of sites or services, and otherwise learn about your online activity, including on other sites or services. For example, web beacons allow ad networks to provide anonymous or aggregated auditing, research and reporting for advertisers. Web beacons and other Cookies enable ad networks to serve targeted advertisements to you when you visit websites. Pixels and other Cookies in emails help track email response rates, identify when emails are viewed, and track whether emails are forwarded.
Some Cookies are essential – without them our sites and services will not work as intended. One example is Cookies associated with our consent management platform, which allow us to save and respect your choices (of whether to accept certain cookies or opt out).
Some Cookies allow us to offer additional features or experiences, such as the ability to chat in real time with a Qualia representative on qualia.com. Others support our ability to analyze use of our sites and services as well as the success of an ad campaign. We analyze use of our sites and services and may use third-party web analytics providers, such as Google Analytics, to help with this. These service providers use the types of technology described in the Section 2 to help us analyze how users use our sites and services, including by noting the third-party website from which you arrive. The information collected by the technology will be disclosed to or collected directly by these service providers, who use the information to help us evaluate your use of our sites and services.
We may also collect on a real-time basis information on how you navigate through or otherwise use our sites or services. This may include mouse movements, how you navigate within or scroll through our sites and services, and which parts of our sites and services you interact with.
We use this information (including the information collected by our third-party service providers) for various purposes, including to: determine which portions of our sites or services are used most frequently, what our visitors and users like or do not like, for audit and support purposes, to assist in determining relevant advertising (both on and off our sites), to evaluate the success of our advertising campaigns.
Some Cookies support advertising. When you visit our public sites and pages (for example blog.qualia.com), we may use certain third parties (e.g., ad networks and ad servers) to set or access Cookies on your computer, mobile phone, or other device in order to serve targeted ads to you and to track or report on engagement with those ads.
Consent Manager – Qualia offers a consent management platform to: (a) provide transparency about exactly which Cookies are placed or read on our sites or services; and (b) give you the ability to make choices and exercise control over their use. Note that the Cookies that are applicable to a user (i.e. an individual logged in to a Qualia service) are essential and an opt-out is not supported. However non-essential Cookies applicable to a visitor to our public sites, such as those related to advertising, can be managed with the Consent Manager.
Other Choices – In addition to our Consent Manager, you can exercise choices as described below.
Google Analytics – To opt-out of Google Analytics you can install the Google Analytics Opt-out Browser Add-on. For more information on how Google Uses information and your choices, visit this google page.
